Wow! It's been a really hectic, crazy busy and frustrating spring! As Captain Spock said; "I've been dead before". The seller's market just keeps on coming back to life. The only real difference between now and 2014 is that then everything was selling at above ask with multiple bids. In today's market I would say about 75% of everything is selling above ask with multiple beds. Some of the exceptions being new development, along with homes that are overpriced and underwhelming.
We finally started getting some traction and currently have about 14 or 15 deals in contract (soon to be posted on our website). I've just been so busy I haven't been taking care of some of the small details of running this company like updating the website and my blog!
On another note our timing for offering a listing service was pretty good. So far all of our listings have gone into contract fairly quickly. We currently have a beautiful listing at 142 East 16th Street that has been getting a lot of action lately and we hope to have this one wrapped up by the end of the month. This particular space is in beautiful condition, we just need a buyer with a little bit of vision regarding the possibilities. We now have absolute proof of concept that we can sell homes as effectively as anyone else, offer you full service coupled with a commission of 3.75% (the most you will pay).
I'm also currently renovating my own kitchen, installing new floors and redoing the bathroom. It's been a great process so far and I've learned quite a bit especially about the kitchen game! Can't wait to share all this information with the next client that asked me 'how much it's going to cost' to renovate their kitchen. One hint, when you're in the appliance showroom ask if they have any floor models for sale. One sales person I dealt with actually brought this to my attention and we were able to get a brand new built-in 36 inch Leibherr refrigerator at a 50% discount!
